Why we build · Our approach

We're not copying the market. We're building for the land we're on.

Built light

Low impact, by design

Small-footprint structures, minimal site disturbance, no permanent scars. Every OEO space is designed and placed so the forest around it stays exactly what it was before we arrived.

Designed around the land

The site comes first

We don't drop a standard build on a lot. Each structure is chosen and oriented for its specific ground — the light, the slope, the trees, the view. No two OEO stays will ever be the same.

Leave no trace

Guests as stewards

We hold ourselves and our guests to leave-no-trace principles. What you'll find here is quiet, dark skies, and a working hardwood forest — and it's on all of us to keep it that way.

Phase one · The Ellijay, Georgia area

Glass curtain walls. A hardwood forest. Nothing between.

Three stays on one mountainside in the Ellijay, Georgia area, near the Rich Mountain Wilderness — 9,600 acres of protected Chattahoochee National Forest with creeks, old hardwoods, and almost nobody in it. Site plans are moving through county approvals now, and the Founders list hears every milestone first. Each stay has a name, because each one earned it.

The peaceful path

White Path

For Chief White Path — Nunna-tsune-ga, "I dwell on the peaceful path" — the Cherokee leader born near Ellijay in 1761, whose people knew this ground long before anyone else. This stay carries his name in homage.

The silver nights

Eclipse Ridge

For the full-moon nights when the ridge goes silver and the glass curtain wall becomes a window on the sky. No streetlights out here — just moonlight on hardwoods.

The highest ground

Clair's Peak

The highest point on the property, named for the founder's mother, Clair. The best view on the mountain belongs to her.

Every stay, the same promise

Each of the three stays is a 198-square-foot immersive space built around one idea: the glass curtain wall is the whole point, and the forest is the room. Each sits on a suspended deck over the slope of the mountain — warm maple inside, a real queen bed, and a full-height glass curtain wall. Step outside and the deck keeps going: chairs gathered around a smokeless fire pit, open sky above.

The honest part Power here is intentional — solar with backup, designed so nothing is wasted. Lighting stays low on purpose: dark skies are part of what you came for, and light pollution isn't. Every watt we don't waste keeps this property on the path to off-grid hybrid — that's not a buzzword, it's how these stays were built. And the whole place is designed for quiet — a slower, more deliberate kind of stay. If this is the experience you've been looking for, it was built for you. Full washroom and amenity details publish with opening information, so you can decide if this stay is for you before you book.

Coming next · Future phases

Family stays are coming

Future OEO builds bring the same philosophy to family stays: a park-model space sleeping up to four, with a full bathroom, kitchenette, and a queen-over-king bunk — the essentials, scaled up just enough. Founders List members hear about it first.

Beyond the deck · Within 25 miles

The Apple Capital of Georgia is your basecamp.

Quiet doesn't mean isolated. Heritage orchards, mountain vineyards, two rivers, a 3,200-acre lake, and Georgia's tallest waterfall are all within a short drive — and most of them are small, family-run places worth your dollars.

Roughly 15 minutes from the mountain

Downtown Ellijay

The historic square sits where the Ellijay and Cartecay Rivers meet — antique shops, boutiques, galleries, and local restaurants in buildings that date to the early 1900s. There's nearly always something on the square, and every October it becomes the Georgia Apple Festival. Even the public golf course nearby is Whitepath — named for the same Cherokee chief our first stay honors.

The wild neighbors

This mountain belongs to them first. What you can cook depends on the stay — some are built without a kitchen, others include a kitchenette — but one principle holds everywhere: leave no trace includes scent. Food smells teach black bears to associate people with an easy meal, and a food-conditioned bear almost always ends up a dead bear. So there's no camp cooking over open flame; s'mores at the fire pit are the one delicious exception. And the best meals are fifteen minutes away anyway, at orchards, vineyards and local restaurants that make every visit count for this community. Before you come, spend two minutes with BearWise — the bear-country basics from the state biologists who wrote them.

Ellijay is an Appalachian Trail Community and the Apple Capital of Georgia — see the full local guide at Explore Georgia and ellijay-ga.gov. Hours and seasons vary, especially at farms — check before you drive.

FAQ

Where exactly is the first site? +

In the Ellijay, Georgia area, in the mountains near the Rich Mountain Wilderness. We'll share more as county approvals are finalized — and the exact location is shared with confirmed guests.

Why do the stays have names? +

Because this land has a story, and we'd rather tell it than number our doors. White Path honors Chief White Path, the Cherokee leader born near Ellijay whose people lived on this ground first. Eclipse Ridge is named for what the ridge looks like under a full moon. Clair's Peak — the highest point on the property — carries the name of the founder's mother.

When can I book? +

Opening dates haven't been announced yet — they follow county approvals, which are underway. Founders Edition list members will be able to book before dates open to anyone else — that's the whole point of the list.

Why book direct instead of Airbnb or Vrbo? +

Marketplace platforms add service fees on top of the nightly rate. Booking direct through this site means our best price, no stacked fees, and a direct line to us for anything you need before or during your stay.

What does "essential living spaces" actually mean? +

Small, thoughtfully built structures with everything a great stay needs and nothing it doesn't. Real beds, real warmth, real quiet — and a design that puts the forest, not the building, at the center of the experience.

How is OEO low-impact? +

Small footprints, minimal site disturbance during installation, structures selected for efficiency and durability, and leave-no-trace expectations for every guest. We publish specifics for each site so you can judge for yourself.

Can we cook at the stay? +

It depends on the stay. Some are built without a kitchen; others, like our future family stays, include a kitchenette — each listing will say exactly what's there. Wherever you stay, the principle is the same: this is active black bear country, so food and cooking smells stay contained and nothing is cooked over an open flame. S'mores at the smokeless fire pit are the one exception. And we hope you'll eat local either way — orchards, vineyards, and local restaurants are minutes away, and eating locally is part of how a stay here supports this community.

Is this glamping? +

Call it what you like. It's a warm, four-season, architecturally built space with a full glass curtain wall — a close-to-nature experience that's more solid than a tent and more honest than a resort.
